Commercial property and its zoning laws

Years ago people who bought land were largely allowed to do whatever they wanted with it. A person could buy a plot of land, build a house on it, install a tannery if they wanted, maybe even have it made in to a factory or even use that area and develop a farm. But by the early 1900s, cities were forced to start putting restrictions in for the sole purpose to ensure protection for the safety of the public, this is when the cities began to organise a system called ‘zoning’ to help address different types of land use.

Cities will often use the term ‘zoning laws’ to try and prevent any unnecessary conflict or disagreements between businesses, organisations and the residential homeowners. Land which has been only designated as commercial property is rarely ever found in the centre of any residential zones. Any city planners provide a lot of encouragement for nay commercial businesses or organisations to group together along streets which seem to have a busier lifestyle and the main areas downtown. This enables them to keep any traffic to these locations under control. Certain areas might be mostly used for uses which are ‘mixed’, which could inevitably mean some commercial property could also be used for residential uses. A picturesque or quaint downtown row of small shops with apartments above them or in the surrounding area would be an excellent example of mixed usage.

There are some commercial property definitions which could also include industrial involvement in their usage too, although the strict zoning laws still heavily regulate the exact level of industry which is permitted. Heavier industries will often be found to locate and then buy property which lies on the edges of cities or areas which are unincorporated. And occasionally some commercial property zones that are in the city do allow for the light use for industrial usage, usually factories which are quite small with low amounts of emissions and transportation needs and requirements.
